Why online home value estimates can be off

Sites like Zillow (the Zestimate) and Redfin use a computer formula. The formula looks at public records and past sales. That’s a fine place to start. But it can miss a lot.

  • Your upgrades. A new kitchen, roof or bathroom may not show up in public records.
  • Your layout. Two homes can be the same size but feel very different inside.
  • Your home’s condition. A website can’t see how well the home has been cared for.
  • What buyers pay right now. Prices in your neighborhood can change faster than the formula catches up.
