Finding the right home
Aaron starts by getting clear on what matters most: budget, commute, the type of home, school district preferences and the must-haves versus nice-to-haves. He sets up a search around those priorities, tours homes with buyers and points out what listing photos don’t show, such as layout trade-offs, signs of deferred maintenance and how a home compares with others nearby.
Pricing and offer strategy
Before an offer goes in, Aaron reviews recent comparable sales so buyers know what the home is likely worth, not just what it’s listed for. Then he helps shape the full offer: price, earnest money, contingencies, closing date and possession. In competitive situations, the terms often matter as much as the number.
Inspections
Aaron helps buyers schedule inspections, understand the inspector’s findings and decide what’s worth acting on. That might mean asking for a repair, a price adjustment or a credit, or simply going in with a clear picture of future maintenance. For some homes, a pre-offer inspection or a specialist (such as a sewer scope or roof inspection) makes sense, and Aaron will say so.

Depending on where a buyer is looking, homes may fall in the Bellevue School District, Lake Washington School District, Issaquah School District, Northshore School District, Mercer Island School District, Everett School District, Mukilteo School District, Edmonds School District or Snohomish School District, among others. Aaron recommends confirming any address directly with the district before writing an offer.

Is now a good time to buy?
Nobody can reliably predict where prices or rates are headed. What Aaron can do is show buyers what’s happening right now in the neighborhoods and price range they’re considering, so they can decide based on their own budget, plans and timing rather than headlines.
Do I need to be pre-approved before I look at homes?
It’s not required to browse, but it’s strongly recommended before touring seriously. Sellers usually expect a pre-approval letter with an offer, and knowing your numbers keeps the search focused on homes that actually fit.
Can I compete with cash or multiple offers?
Sometimes, yes. Price is only one part of an offer. Earnest money, financing strength, flexible timing and clean terms can all make an offer more appealing. Aaron helps buyers decide how to compete and when a home isn’t worth stretching for.
