Pricing

Pricing sets the tone for the whole sale. Aaron prepares a pricing analysis based on recent comparable sales, current competition and the home’s condition, not an online estimate. He explains the reasoning behind the number, including the parts sellers may not want to hear, so they can choose a list price with their eyes open.

Preparing the home

Aaron walks through the home with the seller and builds a prep plan: which repairs are worth doing, which aren’t, and how to present the home so it shows well in photos and in person. That can include decluttering, cleaning, minor repairs, staging and, for some homes, a pre-listing inspection so there are fewer surprises once a buyer is involved.

Marketing

Each listing gets a launch plan built around the buyers most likely to want that home: strong listing photos and copy, the NWMLS listing that feeds the major home search sites, and a showing and open house schedule that fits the seller’s household.

Negotiating

Aaron reviews every offer with the seller line by line, not just the price, and negotiates terms that fit the seller’s plans: closing date, possession, contingencies and the inspection response. When there are multiple offers, he helps sellers compare them on strength and certainty as well as price.

Should I make repairs before I list?

Some repairs pay for themselves and some don’t. Aaron helps sellers focus on the items buyers and inspectors are most likely to flag, and skip the projects that cost more than they return.

How long will it take to sell?

It depends on the price point, the neighborhood, the condition of the home and the time of year. Aaron shares current local numbers before listing so sellers can plan around realistic expectations, though no timeline is ever certain.

What does it cost to sell?

Common costs include broker compensation, the Washington real estate excise tax, escrow and title fees, and any prep or repair work. Broker compensation is negotiable. Aaron provides an estimate of net proceeds before listing so sellers can see the numbers in advance.

Can I stay in my home after it sells?
