Buying and Selling a Home at the Same Time in Sammamish, WA

Sammamish is mostly residential and mostly detached single-family homes, many built from the 1980s through the 2010s in HOA-managed subdivisions. How to Buy and Sell at the Same Time in Sammamish

Step 1: Get the big house ready first

Larger homes take longer to prepare. Projects like decluttering a three-car garage, touching up exterior paint, cleaning gutters and moss off the roof, getting the lawn and beds ready, and fixing items from a pre-inspection all take time. Start early. If you do this work before you make an offer, your listing can go live within days of your purchase going under contract.

Step 2: Pick the order

  • Sell first with a rent-back. This is popular with Sammamish downsizers. You sell, lock in your equity, stay in the home for an agreed period under NWMLS Form 65B, and buy your next home without a sale contingency.
  • Buy first with equity-based financing. Move-up buyers who find the right home, like a specific lot on Pine Lake or a home in a particular subdivision, sometimes use a bridge loan, a HELOC or a buy-before-you-sell program to make a clean offer. Costs and qualification rules vary and change, so compare real quotes from lenders.
  • Offer contingent on your sale. With NWMLS Form 22B, a contingent offer is more workable when your Sammamish home is already listed or under contract and the seller can see your sale is progressing.

Step 3: Plan the HOA paperwork

Many Sammamish homes are in HOAs. When you sell, the buyer will need HOA documents and a resale certificate. When you buy, you’ll want time to review the CC&Rs, budgets and any rules about exterior changes, RVs or rentals. Order your seller documents early so they don’t delay closing.

Step 4: Plan for the plateau commute

Moving day on the plateau means getting trucks up and down roads like Issaquah-Pine Lake Road, Sahalee Way or East Lake Sammamish Parkway. If you’re buying and selling on the same day or back to back, schedule movers carefully and consider staging the move over two days using a rent-back.

Sammamish Neighborhoods

  • Sahalee: In the north of the city, known for homes around the Sahalee Country Club golf course.
  • Pine Lake: Established neighborhoods around Pine Lake and Pine Lake Park, including some lakefront homes.
  • Klahanie: A large master-planned community that joined the city in 2016, with its own lake, trails and community amenities.
  • Beaver Lake: Homes near Beaver Lake and Beaver Lake Park, including some waterfront properties.
  • Sammamish Highlands and Sammamish Commons area: The city center area, with the city hall, library, Sammamish Commons Park and nearby shopping.
  • Trossachs and the eastern plateau: Newer, larger homes toward the eastern edge of the city.
  • Inglewood and the East Lake Sammamish shore: Homes on the western slope and near the Lake Sammamish shoreline.

Schools

Sammamish is split between the Lake Washington School District (mostly the northern part) and the Issaquah School District (mostly the southern part). Commute and Lifestyle

Sammamish has no freeway inside the city. Drivers usually reach I-90 via Issaquah or head north toward Redmond via Sahalee Way and SR 202 or East Lake Sammamish Parkway. King County Metro and Sound Transit service run through the Issaquah and Redmond transit hubs, and the Issaquah Highlands Park & Ride is a common starting point. Outdoor recreation is a big part of life here. Lake Sammamish State Park, at the south end of the lake, the East Lake Sammamish Trail, Pine Lake and Beaver Lake parks, and Soaring Eagle Regional Park are popular. The Sammamish Commons area hosts community events, and shopping is spread across several centers such as Sammamish Highlands and the Pine Lake area.
