Buying and Selling a Home at the Same Time in Mill Creek, WA

Mill Creek started as a planned community built around a golf course in the 1970s, became a city in 1983, and has grown to include newer areas such as Mill Creek East. As a result, most homes are in homeowners associations, housing styles are similar within each area, and buyers often compare homes within the same subdivision. That creates specific challenges when you’re selling one home and buying another at the same time, and a few advantages.

In a planned city, buyers often have several nearly identical homes to compare. The details that set yours apart, like condition, updates, lot position and presentation, can make a real difference. Start with the data:

How to Buy and Sell at the Same Time in Mill Creek

Start with the HOA paperwork

Washington law requires sellers in many HOA communities to provide a resale certificate and association documents to buyers. The timing and cost depend on the association and its management company. In Mill Creek, where most homes are in associations, sometimes more than one, request these as soon as you decide to list. When you’re buying, give yourself time in the purchase agreement to read the CC&Rs, budget and rules, including anything about exterior changes, parking, RVs or rentals.

Pick your order

Sell first with a rent-back. You sell, then stay in the home for an agreed time under NWMLS Form 65B while you buy. This is common for downsizers and for people moving out of the area.

Buy first. If the home you want is rare, like a golf course home or a particular floor plan, you might buy first using a bridge loan, HELOC or buy-before-you-sell program. Costs and requirements vary by lender and change. Get quotes directly from lenders.

Contingent offer. With NWMLS Form 22B, a contingent offer is more workable when your home is already listed or under contract. Because Mill Creek homes are often very similar, a well-prepared, well-priced listing makes your contingency more believable to the seller.

Moving within Mill Creek

Moving within the same city makes some things easier. You already know the area, and you may be able to move with fewer days of overlap. But when you’re selling and buying in the same submarket, the market conditions affect both transactions at once. A strong seller’s market helps your sale and makes your purchase more competitive. A slower market does the opposite. We’ll plan for both.

Mill Creek Neighborhoods

  • Original Mill Creek (around the Mill Creek Country Club): The first planned neighborhoods, with homes along the golf course and greenbelts, many in the Mill Creek Community Association.
  • Mill Creek Town Center: A walkable mixed-use area with shops, restaurants, condos and townhomes.
  • Mill Creek East: Newer subdivisions on the city’s east side, along and near 35th Avenue SE.
  • The SR 527 corridor: Condos, townhomes and subdivisions along the Bothell-Everett Highway.
  • Nearby unincorporated areas: Neighborhoods such as Silver Firs and the Thomas Lake area often have Mill Creek mailing addresses but are in unincorporated Snohomish County.

Schools

Most of Mill Creek is served by Everett Public Schools. Some addresses in and around the city may be assigned to a different district, so confirm with the district for the specific address. For ratings and data, see OSPI and GreatSchools.

Commute and Lifestyle

SR 527 (the Bothell-Everett Highway) runs through Mill Creek, connecting south to Bothell and I-405 and north to Everett. I-5 is reached via 164th Street SW or 128th Street SE. Community Transit’s Swift Green Line runs along SR 527 between Canyon Park and Paine Field, and the Swift Orange Line connects McCollum Park to Lynnwood City Center’s light rail station. Mill Creek Town Center has shops, restaurants and community events. The North Creek Trail runs through the city, and Mill Creek Sports Park and nearby McCollum Park, a Snohomish County park, provide fields and trails. The Mill Creek Country Club golf course is at the center of the original community.

Mill Creek FAQ

My HOA is slow with documents. Will that hurt my sale?

It can cause delays if you wait until you’re under contract. Ordering the resale certificate and documents at the start avoids most of that.

There are three homes like mine listed in my subdivision. What should I do?

Look closely at how yours compares: condition, updates, lot and price. Then decide whether to list now or wait until some of the competition has sold. We’ll look at the pending sales too.

Is it hard to buy a golf course home with a contingency?

It can be, because these homes don’t come up often and sellers may get stronger offers. Having your home ready or already listed helps.

Is my home really in Mill Creek if it has a Mill Creek address?

Not always. Some homes with Mill Creek mailing addresses are in unincorporated Snohomish County. That can affect taxes, permits and HOAs, so we confirm it early.

Can I skip the HOA review to make my offer stronger?

I don’t recommend it. HOA documents cover rules, fees and possible special assessments that affect your costs. We’ll make sure the review period is sensible without leaving you exposed.
